    I started this morning with a phone call from a single female homebuyer I did an inspection for a couple of weeks ago, asking me why I didn’t tell her about the failing water heater that she now has to replace. I responded by telling her that a full explanation about water leaking from the weld at the cold water inlet/tank connection was provided right next to a color picture of the condition in the report I sent to her. And that particular condition was one of many that were included in said report.

    Her response….well, I didn’t read the report. My realtor (also a single female) told me there wasn’t anything to be really concerned about in the report. I couldn’t resist telling her that her realtor was seriously un-informed to her (the buyer’s) detriment and that the onus was on her (the buyer) to read the report she paid me to produce and decide for herself which issues were important to her.

    That concept was completely lost on her. Both she and her realtor willingly overlooked cold hard facts and she made an expensively enormous purchase decision based solely on feelings and emotion, as so many of them are prone to do. When it comes to a single woman homebuyer, that is par for the course.

    That being said, it didn’t stop her from asking me to help her pay for the water heater, as she couldn’t afford the repair. My response was swift and firmly negative, especially since I identified the issue she now has some 40 days before she took possession. She’s now getting a lesson in the fact that there is a huge gulf between being able to afford buying a house and affording to own a house. Welcome to the real world, sister……

    On the other side of the coin, review of inspections that I perform on houses owned by single women indicates that I spend close to an extra 2 hours of inspection time and approximately 1 extra hour in report finalization compared to houses owned by single men and married couples…enough of a difference that tells me I should strongly consider adding to my fees when I encounter one. The single woman’s house will be a cosmetic masterpiece while conditions of mechanical, electrical and plumbing systems will most usually be marginal at best and poor most often. Again, the emotion of cosmetics overrides the practicality of a sound dwelling.

    Correct me if I’m wrong but are there not conditions and limitations of liability set out in the standard home inspection contract?
    Did she not read the service contract?
    Also there is normally a full disclosure clause in a realtors contract.
    Perhaps this woman feels that legal binding contracts are of no bearing to her?

    I’ve bought a fair amount of homes in my lifetime. The idea of NOT ready an inspection report I paid good money for never even occurred to me. Even the idea that an inspection report would come with some sort of warranty never occurred to me.

    I had a put a contract on a house almost 2 years ago. It was single mom, living with her single mom daughter, and her daughter. When I had first viewed the house, workers were putting in new carpet, so I could not look too closely. When I viewed the house during inspection, I was disgusted. The inspector found many issues, but the killer was signs of termites. He couldn’t even complete the inspection because the gas had been shut off. I had no choice but to drop the contract.

    To make matters worse the home owner arrived before the inspector was done and started insisting he tell her what issues he found. He had to leave a note about termites, by law, but correctly told her that he did not work for her and was under no obligation to tell her anything. He then called me to let me know of the exchange, since he thought I might want more information about who I was doing business with. I assured I was dropping the contract and would be contacting him to inspect the next house I put a contract on.

    Ok. Then do it.

    MOST women don’t have a clue about the “mechanics” of a house, and MOST don’t want to know. So, it always surprises me when I see women realtors selling things they know little about. Yes, they may fully understand ABOUT selling a house (IE: financing, contracts/agreements, Open Houses etc.), but they don’t have the first clue about WHAT they’re selling and will disregard pertinent information regarding the ACTUAL house.

    My lil cupcake is NO different. I have tried to explain some pretty BASIC things regarding the house (IE: circuit breakers, heating system, plumbing etc. ). She could completely care less, and I stopped wasting my time years ago.

    When she’s on her own someday, she’ll be your average type women that has to call an electrician when her counter top outlets don’t work because she inadvertently tripped the GFCI, and has NO clue because she NEVER cared to LEARN in the past. USELESS !!

    She can’t afford JB-Weld?

    I should strongly consider adding to my fees when I encounter one.

    I always add an extra SIW surcharge to every new female client I’ve never done business with before. Sometimes it gets dropped on future contracts if she proves herself to be professional and not a waste of time. Most aren’t, especially the ones who don’t shut up about how “professional” they think they are.

    After I got done with that rant, I was able to prevent a young couple from making a huge mistake. The next day, I walked on a blowhard client who wanted me to put a bunch of BS in a report so he could take advantage of some elderly homeowners having to give up their home for assisted living. Met some really cool and interesting clients along the way…..

    Spent 2 relaxing evenings on the back porch with a close friend watching the sun set with 2 fingers of damned good bourbon and an even better cigar….and I don’t recall 10 words of conversation between us each night.

    Profited beyond estimates…. Got to fit in some studies of my faith. had a damned superlative week overall.

    The point of all this is that if we let the red pill control us we’re subject to miss a hell of a lot of peace and accomplishment. Glad my maker let me take a step back and be able to see life isn’t so damned bad if we can see what we’re meant to see.

    It doesn’t really matter. Realistically, productivity only matters in a few fields, which are increasingly automated and/or heavily subsidized anyway.

    Feminism can only exist in a sphere where productivity and merit are in no way required for survival nor where actual results truly matter. The vast majority of jobs, especially in big cities where the majority of the population resides, are non-producing makework. The whole thing only works because of a brilliant fiat economy fractional reserve banking scheme that somehow created a situation where the benefits of farming and resources could be spread out to other people who don’t actually produce anything necessary themselves. It’s at times difficult to understand this concept and how fragile it is.

    I actually don’t even truly understand how America set it up and made it work. No other country on this Earth does it as well as America and many can barely do it at all. But even in America, the second the farmers decide they don’t want to farm anymore and give away their food, the entire thing collapses. When that happens, being in a city is going to be a nightmare.

    Happy to hear this brother. Never stop not even for asecound. Winning only ends when winning is all one thinks about. Something bigger at the dip of that sunset? Ha! Call me a fool but I think your bond to do something great. Yup.
