Background: I own land with several structures on it. A river borders 7 acres of it. Salmon and steelhead migrate through. Deer and elk are common. Across the river is miles and miles of blm land.
The plan at the moment is to remodel the 2 bed 1 bath into a bed and breakfast for guys that want to hunt and fish the area, but not deal with hotels. A place they can bring their sons and get away for a few days. Still be able shower, warm up and relax after a long day.
I also have a 20’x30′ building with a deck overlooking the river. Small wood stove, fridge, dart board, flat screen and a pool table coming soon. Poured a pad for the hot tub. Wiring is all done.
Just to be clear. I am NOT a guide. They hunt alone, just rack out and relax on the property. I have a property attorney and have the place zoned for this to work.
The problem is. I don’t know what I don’t know. Anyone here have a background in this sort of business? Is it something you would use? Am I overlooking something? By the way. No other entertainment will be provided. BYOB, LYOL (leave your old lady) haha
Don’t call it a bed and breakfast. Call it a hunting lodge or a cabin on the creek.
I don’t think you can legally call it men only. A guy might want to bring his daughter to fish. My step daughter loved to fish and she went everywhere with me.
Have a big sink to clean fish and game.
Cabin on the creek. I like that. Yeah, women would be allowed. Mainly want to avoid having someone to entertain while everyone else is out doing their thing.
The large garden is a must. I have a large area cleared. Waiting for spring. The other cool thing is I have the water rights to the river and a small creek. Irrigation won’t be an issue.
Trees on the property are massive. The bases on many of them are as wide as my pickup. Huge old Douglas fir. Ivy crawling 30′ up them. It really is awesome.
There are a few steep areas here as well. Was looking into hillside gardens. Rows of blueberries and strawberries. There’s already cherry, apple, peach, apricot and walnut trees in one section. One decent row of grapes.
No neighbors are visible from the property either. The two I have up the road are awesome people. I let them have all the fruit they want and their grandkids catch crawfish here in the summer.
Buddy of mine said I should put a path in with an ivy archway and solar lighting. Have it end at the river in a little secluded flat area. Put in a fire pit, homemade bench and a bucket of ice with some wine and glasses on a picnic table.
Basically run it as a traditional Bed n Breakfast during the summer and swap to sportsman in fall and winter. May be a solid plan.
The river itself is unique. CRYSTAL CLEAR in the summer a few patches of rapids and one big swimming hole with a rope swing. Water is warm after early June.
There’s an otter family there too. I was snorkeling around and the one came right up to my mask. Scared the hell out of me. I looked to my left and BAM inches from my mask! Swallowed half a gallon of water on the spot.
Honestly this will still take a couple years to establish. I work in a different state but I’m home two straight weeks every month. Tons of work to do, but no distractions when I’m home. It’s just to cool of a place to not put the effort in. To much potential to ignore.
I’d like to keep it small scale and manageable. Build as I go.

Anonymous43I would love to have/be on a property that had a camper parked in a wooded area with a place to shot .22s, a bunch of farm roads to ride a bike on and ride into a small town, a fire pit, a couple walking trails, a barn with some old tractor to take apart and put back together, an old radio with the ball game on, kicking back with some cold rc or dr pepper and watch the clouds go by. Oh I was a work area in the barn with stained glass making tools, wood carving stuff to make decoys and a bunch of junk to make fishing lures.A dog to play fetch, or walk around with me.
I want some worn down plumbing to work on, I want to plaster a wall, paint something. To me this is relaxing, building and something to take price in.
A garden just to dig in the dirt and plant something. Living in an apartment, I miss the gardening and tending.
Burgers and brats for dinner, garden fresh green beans, tater salad apple pie and a fire pit to watch the flames dance, and stars come out at sunset and put on their awesome show.

I want something that pulls me back to the land, apartment living sucks, I come home, and there I am in my part of the box. I cant plant anything, trim anything, can’t get dirty. No pride in where I live.
Of all the things I really hated about the divorce was not finishing the renovations to my house, I had one more room and the driveway tear out and put in bricks. And a path around the backyard. I had huge gardening plans, and she f~~~ed all that up. Oh well.
Someday I’ll have my own house again. I’ll be older and a little slower then, but it will be exactly the way I want it, no c~~~ to f~~~ it up.

Yeah, the more you own the more it owns you. I’m planning on going slowly and making it quality. Less chance I’ll get overwhelmed. I hadn’t thought about the basketball hoop. Now I just want one for me! Zoning will be the next big thing. The BnB is approved, however I’m not sure how far I can take this.

You just listed the exact reasons I bought this. The peace and tranquility. At night all I hear is the river. Pitch black with stars everywhere. Crickets and frogs.Doing a little finish work on the three bedroom house then full attention on the small one.
I like the work. There’s a sense of accomplishment when things get done. When I rented in the past I missed it as well. You can see things you’d like to change, but you can’t. Bugged the hell out of me.
