I own my own condo in Dallas, a 2/1, and could use the extra income. I’ve been a mghow for over 4 years. I have read a lot about how renting a room can become a f~~~ing nightmare. Scam artists, crazy people etc…
Anyone have any experience in this? I already have experience in renting condos so the lease and particulars aren’t foreign to me. But I figured I’d post something on here. If the renter was a mghow then that would be a conscious weight lifted, at least you know there wouldn’t be any female drama and the dude is intelligent.
But I’m pretty cautious with this idea. I do not drink or smoke and would not want some dude all drunk all the time or staying up till 3am getting wasted and s~~~. Definitely don’t want drugs or weird people around. I lead a quiet and clean life. The condo is pretty nice, 1st story, in the heart of Uptown/Medical District.
Anyone here in Texas ever leased a room in their house or condo? I figure $500 a month, cash would be a good deal. Sorry to post this on here, its probably totally against the rules and in the wrong section. My bad. I feel safe on this website and value the advice we get here.
It’s a personal decision. I would never rent a room in my house or rent out the house I live in. I always keep personal and business separate.
I can understand that position Gambit. It’s just that the room is totally vacant and the idea of making an extra $6000 a year ($500 a month) would offset some serious costs and would help a lot. And to the right person, they’d have a secure pad for less than half the cost of local renting. Its a win/win.
The problem is there are so many s~~~heads out there that it seems not worth it. Well, also, when you live with someone, you don’t have the liberty anymore to just completely be yourself. There is another human being there so you have to have some decency for them, like not walking around naked…
I’m convinced that it is not worth doing, but if I did, I’d want the renter to somewhat redpill and awake. I looked at some ads on craigslist and specific webpages for this sort of thing and it was depressing and I’m like, forget this hassle of finding someone.
Financially though, it is a plus. And there are cool people to rent with, who exist, you just have to find them. I’m may just try to see this thing through. Who knows. Put locking doors on the bedrooms and interview some people

A friend of mine did it and regretted it big time . Still cleaning up the mess these two c~~~s made . One is still f~~~ing him but is about to get f~~~ed himself .
My brother when he was alive ended up having a strict japenese guy policy . Very good but you still have to be careful .

I’m from the Tyler area but live in other places now, though I do make it back now and again. I’d say if you’re going to rent move out completely. You do get wierdos, and you are personally on the line and involved since you still reside there. Vet them as much as possible. If you are going to allow smokers and pets, your property may be ruined extensively. When they move out there may be extensive remodeling necessary. If you allow something like a single mother with one or two kids, they could mark up the walls with crayons and markers, and you’ll have to do more remodeling, repainting, etc. You could get a late night partier and druggie and neighbors complaining to you, and then the police might show up if enough of the wrong kind of drugs are involved and they are discovered. If you have to evict them they could get “offended” and sue you. What fun. In the end I’d say there are more disadvantages than advantages but it’s your choice in the end.

I think it’s worth pursuing, but try to vet them, use word of mouth to friends to try to find someone. Find out how long they have held their job, etc.
Renting is a two edged sword.
On the one hand, you have someone occupying your property which discourages thieves and squatters. It helps to have the extra income along with some tax write offs. And being a “Land Lord” is like taking a big bottle of Red Pills.
On the other hand, that “extra income” (rent) has to be reported on your taxes. When you add up the “costs of doing business” you only get to keep half of that income along with 100% of the responsibilities.
In the USA, you will be financially raped when you go to sell your “Rental” property that you have been claiming for those tax write offs. To sell your property as “Owner Occupied” to save some tax payments, you must live in it for five years before you sell.You may feel that you have more control by adverting and screening the tenants yourself, but it best to use a real estate agent for that.
As long as I had a signed lease agreement and used a real-estate broker’s office to find the tenant and process the paperwork, there was some small measure of safety. The normal fee for this service is the cost of one month’s rent, which is well worth it.
Here are some tips for renting to women and other people who act like them.
It helped that I had minimal contact with the female tenants and did no inspections of their apartment. I had a strict “no pets”/ “no smoking” policy which minimized the potential damage to the apartment. And I asked for one and a half months rent as a security deposit.
For the rare times that repairs had to be made in their apartment, I performed the maintenances while they were out at work and/ or school. And tried to communicate through email. The phone was the second choice. Third choice was outside their apartment door. Worst choice was inside their space.
Throughout my Working Class careers, especially my HVAC-R business, I have learned to avoid going into women’s spaces alone.
It was best to have a female “friend” and/ or employee to accompany me in those situations.These precautions were found to be well known by me and my friends as we worked as Handymen, Plumbers, Electricians, Carpenters, Painters, General Contractors, and Building Engineers.
Nevertheless, many of us have been victimized by female scam artists who use the laws/ court system to shake us down for cash and/or other malicious pursuits. I heard the stories and have supported guys through their trials, but I did not fully comprehend the dangers until it happened to me. Once a man has been accused of any physical violence towards a woman, his life and savings are destroyed. The man is guilty until proven innocent. It is a version of marriage that may involve real jail time. See link below:

Thanks gentlemen! My close friend that is a landlord has also dissuaded me from being a live-in landlord. Likely more disadvantages than the extra income is worth.ANYWAY, good talk! Thanks for the brainstorm
The only way I’d rent the room is if I knew beyond a doubt it was going to be okay but that requires knowing someone really well. The safest way would be to rent out the entire condo and just leave.
I briefly considered playing it off like I’m just another renter and having a buddy play as the owner, getting them to sign the lease. It seems too shady for the trouble. Its not worth doing that and leading them on.

Put an ad up for room for rent in the student mail box section of UT Southwestern medical school. Specify male. You automatically get non smoker, non drug addict. He may be periodic drinker (after exams) but will generally not be a pain in the ass, and will spend most of his time studying. Do your part and don’t be an ass (playing music or tv loud and late). He’ll probably stay until graduation, and then be on his way. With Amy luck, you can explain to him what a giant target he is about to become, and feed him a couple red pills along the way…
