    That’s right brothers. I am literally shaking with MGTOW joy right now.

    I don’t pay much attention to my monthly rental statements that I receive from the management company. I just grab the December statement that has the yearly info and send it to accountant for tax stuff.

    A few months ago stealthy made a post about rental property and renting to single mom’s, etc. At the time it got me thinking to look at my 2 rentals and see who the names were. Sure enough one was a woman’s name.

    At the time I thought that was pretty sweet and went on about my life.

    Well, today I received the monthly statement and took the time to delve down into the specifics. There it was under occupation; marriage and family counselor. And, she works 2 blocks from my rental. KaChing!

    Now, this single mom pays a late fee every month as well.

    So, brothers, a MGTOW is receiving payment into his bank account every month from a single mom who receives child support payments and works as a marriage and family counselor.

    Talk about hitting the jackpot. Stealthy is right! Money is good but this money I receive every month is true mana.

    I bathe in the money of a single mom, marriage and family counselor every month…..

    Just imagine, I’m receiving money every month from a single mother that receives child support from a man.

    I know that his payment has to be less than the rental amount because it is a 5 bedroom home.

    I know, I know, my coworkers gave me endless s~~~ for having 4 empty bedrooms but screw them look how it worked out.

    Perhaps you can… You can go to the property and say that you need to find out the person who she gets the checks from… Because there is some inconsistency with the checks or something…

    That is easy to do, brother… All it needs is some excuse related to the house, and a little bit of imagination…

    Unfortunately, I live thousands of miles away. But, if I’m ever in the area that might be a plan.

    What I did was purchase a home where I worked when I was a contract engr. Did that twice. Couldn’t sell them due to market so I kind of fell into rental deal. After reading what stealthy has said it changed my plans.

    See, if you read these forums nuggets fall out that change your life. Now I plan to buy more.

    Congrats bloke, you are getting some of your tax dollars back! My long-term plan is to have my rental returns above and beyond the annual income tax and sales taxes I pay. Starve the system’s patasitic single mothers and dole bludgers of my tax dollars and watch the system crumble, with a passsive income stream to glide through the downturn. MGTOW for the win!

    I’d like to be in a position to own property & have a management company deal with all the regular s~~~. How much do they charge? Do you ever have to go there or make decisions on capital expenses etc?

    I use a management company. They charge 10% and manage everything. They manage 200 or so rental properties. They have been doing it for 30 years.

    In this technical Era it is easy. When a tenant moves out they go over and take pictures. They suggest things that should be done to the property like new paint or carpet in bedrooms.

    The seasonal stuff like air-conditioning checks and heater checks, etc are done by their repair person. The bill is deducted from rent income when new tenant moves in, etc.

    I also pay insurance just on home value. No contents.

    Basically, the rental income is a bit more than mortgage payment. I have everything setup to automatically pay. I have a rental bank account and everything is automatic. I don’t have to do anything. Before I retire both homes will be paid off and it will be free cash flow.

    Like stealthy keeps telling mgtow’s, rental property is the end game. I fell into it because of the housing situation. I had planned to sell houses when market improved. Now I plan to keep them as rentals.

    I was afraid that I wouldn’t be able to rent them. Turns out they don’t go more than a month. One important thing is location. I got lucky and mine are by military and college area. One house gets military occupants.

    The management company told me the 5 bedroom house that was built in 1975 is the best rental. 5 bedroom homes are very rare and they always have large families that need more than 4 bedrooms. So, I get top rental price for that home.

    My endgame is leaving the US to live in Latin America in 8-10 years. Buy a place there & do my thing. But I’d consider owning property in this way too.

    Do you mind if I ask where your property’s located? Not exact location, but what country, is it in a city or rural area?

    Good for you, Darksmith! I want to be in your situation one day. I would love to get $3000 a month, after taxes, from a few renters. That would be heaven on Earth to me. I could quit my stupid job.
